Design Conversion

Buildings are designed for certain types of occupancies, and when an existing building is considered for another use the existing floor plan means a relationship between rooms, spaces and other physical features at one level of structure may not meet the requirements of the new use. Risk evaluation is concerned with assessing probability and impact of the change taking into account any interdependencies or other factors outside the immediate scope under investigation that may impact the economical cost, work flow, and layout of the projected change.

This report will give a Scope of Work to be performed to make the occupancy design conversion as well as a Working Budget in order to determine if it is economically feasible to make the changes necessary.

Footprint Retrofit

Buildings that are designed for certain types of occupancies that have flow or room/area location that can be deemed as obsolete means a relationship between rooms, spaces and other physical features may not meet the requirements for today. In this case risk evaluation is concerned with assessing probability and impact of the change taking into account any interdependencies or other factors such as building code upgrades or bylaws that may impact the economical cost, work flow, and layout of the current design.

This report will give a Scope of Work to be performed to make the occupancy design conversion as well as a Working Budget in order to determine if it is economically feasible to make the changes necessary or will a wing have to be added.

Life Expectancy

Timing it right will ease the burden of a heavy debt to a building owner who finds that a major maintenance item needs replacing due to age, inefficiency, or obsolescence. Sometimes the owner has no choice about when to repair or replace some building feature or piece of equipment. Each building has a life cycle attached to each component and to budget correctly for the repair or replacement of that item is crucial for maintaining a building.

This report will give the life expectancies for all building components, design a maintenance schedule for them, and suggest a budget to follow in order to accumulate funding for the maintenance, especially high ticketed items.
